How the split works
The total commission is the sale price times the agreed rate. In a co-brokered deal it's usually split between the listing and buyer sides (often 50/50), then your side's portion is split again with your brokerage:
take-home = price × rate × your-side% × your-split%
Commission rates are always negotiable and never set by law. This is a pre-tax estimate that excludes brokerage and transaction fees, referral splits, and team arrangements.
