How it's calculated
The monthly principal & interest comes from the standard amortization formula, where the loan is the price minus your down payment:
M = P · r(1+r)ⁿ ÷ ((1+r)ⁿ − 1)
where P is the loan amount, r is the monthly interest rate (annual ÷ 12), and n is the number of payments (years × 12). Adding monthly property tax, homeowners insurance, and HOA gives the full PITI payment.
