Mississippi Real Estate CE Requirements, Explained

Total hours

16 hrs / 2 years

Mandatory core

8 hrs (law + contracts + agency)

First renewal

30-hr post-license course instead

Issued by

Mississippi Real Estate Commission (MREC)

Mississippi keeps the number low - 16 hours every two years - but half of it is locked into specific mandatory topics, so you cannot fill the whole thing with electives. And your very first renewal does not use this formula at all: new salespersons owe a 30-hour post-licensing course instead, then drop into the 16-hour rhythm afterward.

Here is the full picture for salespersons, with the mandatory split and the first-renewal exception called out.

The base requirement: 16 hours, half of it mandatory

The Mississippi Real Estate Commission requires active salespersons to complete 16 hours of approved continuing education during each two-year renewal period. Eight of those hours are mandatory and fixed; the other 8 are electives of your choosing from approved courses.

The 8 mandatory hours, broken down

  • 2 hours of Mississippi license law.
  • 2 hours of contract law.
  • 4 hours of agency law.
  • The remaining 8 hours are approved electives to reach 16.
  • Because the mandatory split is fixed, an elective binge will not satisfy the requirement - you need each named topic before the rest counts.

First renewal and a few special cases

  • First renewal: a new salesperson who has completed the required 30-hour post-licensing course is not subject to the 16-hour CE requirement for that first renewal - the post-license course stands in its place.
  • Carryover: approved hours earned in the final three months of your period beyond the 16 may carry into the next period, but no more than 6 hours.
  • Long-tenured licensees: Mississippi offers a CE exemption for those who are 65 or older and have held a Mississippi license for 25 years or more.
  • Always confirm your own status with MREC - exemptions and carryover have specific conditions.

When is your deadline?

Mississippi real estate licenses renew every two years, and all 16 hours must be completed before you renew. Let providers report your hours to MREC ahead of the date, so finish with a margin rather than on the last day. Keep your certificates - you want proof of the mandatory license law, contract law, and agency hours specifically.

How CredTally keeps this on autopilot

  • Track the 16-hour total with separate buckets for license law (2 hrs), contract law (2 hrs), agency law (4 hrs), and electives - or switch to the 30-hour post-license view for a first renewal.
  • Store each certificate as you finish, filed with the credit it proves.
  • Reminders at 90, 60, 30, and 7 days before your two-year deadline - early enough to beat provider reporting lag.
  • Licensed in Mississippi plus another state, or also an appraiser or MLO? Each license has its own card, deadline, and reminders in one dashboard.
  • One-click dated packet of summary plus certificates for any audit or broker review.
